Roofing Certification

Bobs Roofing provides a complete Roof Certification inspection. To  determine the roof condition and approximate age. If the roof has any  noticeable leaks or areas of potential leaks. Those roofs that do not pass due to age, leaking or in our opinion, need roof repairs to receive a Roof Certification an estimate will be given. After repairs have been completed a Roof Certification will be issued with a Two year Roof guarantee to repair roof leaks.

ROOF CERTIFICATION:

Certifications are usually required by the lender, however with most people becoming more educated in real estate transactions, it’s becoming more common to have a roof certification issued before closing escrow on a transaction. 

FEE SCHEDULE

  • Inspection for ROOF CERTIFICATION                       $105.00  

  •  This fee is due weather or not the roof passes inspection for a certification. If another Roofing Contractor does the repairs and or certification. If you pull out of escrow or the buyer does. This fee is still due us for our inspection services.

  • This fee is due to the large amount of homes that need some minor repairs before a Roof Certification can be issued. Some people or Realtors may want to use another service for the repair work. This would cause us an undo expense to inspect the roof for a Roof Certification and provide this without compensation. 

ROOF CERTIFICATION         

  • TILE ROOFS                                                                                           $350.00  

  • FLAT ROOFS SHINGLE ROOFS and most others                             $250.00 

  • Add inspection fee to above prices $455.00 Tile, $355.00 others.

ALL ROOF PAYMENTS ARE DUE WITHIN 30 DAYS OR AT END OF ESCROW WHICHEVER IS FIRST

The Roof certification is a roof warranty for a period of two years from the date of issue. 

Roof certification inspection

  1. Make a drawing of the roof and mark areas that may need repair attention.

  2. Inspect basic condition of roof new, in good condition, fair condition or needs roof.

  3. Inspect Chimney flashings, vent and pipe flashings, any roof top mounted Equipment        ( A/C, water cooler ).

  4. Inspect drains, downspouts, metal edges ( roof edges ).

  5. Inspection of eves and fascia for dry rot or stucco damage.

  6. Surfacing material inspection ( shingles, shakes, tile, cap or rock roof ).

  7. Check low slop roofs for low areas.

  8. List repairs to be made.

  9. Estimate approximate life expectancy of roof remaining.

  10. Give a 2 year guarantee to repair roof.
